The problem with Fixed Bid Contracts and no Pre-Construction Service…..
Free bids do not produce firm prices-Without a PSA to fund detailed investigative work, builders are forced to guess and place allotments on scope of work. These numbers are not firm.
Incentivizes compromised quality and cutting corners. There is zero incentive to go above and beyond. Forget about keeping a clean, safe work environment.
Change order wars - because the initial bid was free and un-engineered you run the risk of aggressive change orders that you may not have budgeted for
